“It is reported that between 75-80% of the building operation and maintenance costs can be influenced during the design phase”
When the value proposition is so significant one has to ask, why aren’t they involved? In my experience speaking to the FM sector as part of the Product Data Working Group’s investigation this year, I would say that there isn’t a channel of communication within organisations, between FM (OPEX) and Capital Projects (CAPEX) teams – indeed there can be a huge rift.
The drive to digitise the construction industry is pushing from the projects side for FM to decide what data it needs, but the answer is often ‘we don’t know’ – partly because of the different language and partly due to lack of skills in both parties. If we are to unlock the genuine value of BIM and get digital transformation to happen, a cultural change needs to occur so that these silos can work together to upskill, learn from each other and deliver a coherent brief to the rest of the supply chain.
